I will start by saying that I never leave reviews, but felt it necessary this time to save others the experience I had buying my first home… Burt Hull from Knoxville Engineered Home Inspection completed my home inspection on 3/25. This is my first attempt at buying a home, and I had chosen Burt due to my expectation that paying more meant higher quality. Unfortunately, after paying nearly 800 dollars, I was wrong. Burt was scheduled for the home inspection at 1pm, but was 30 minutes late to the scheduled inspection and then came with someone he said would help "speed the process" by helping him with the inspection. When he started his inspection, I made sure we did not get in his way or ask any questions until he was totally completed with his inspection and ready to talk to us, but as I was conducting business with my scheduled water proofing expert on the opposite side of the home. After the inspection was completed, Mr. Hull came and got us and said he wanted to go over the deficiencies found in the home. This was part of the inspection, and he called it the "review period." Burt went over his report, showing us what he had found, and I noticed during his inspection presentation, he did not say anything about whether he tested the jet tub. I asked about this, and he said no and then went to check the tub. After he checked it, he said it did not work and that he would document that in the report. He also showed us a Federal Pacific Panel in the basement with Stab-lock breakers, which he said was a hazard, and it would be on the report. We also noticed after his inspection review, that he didn’t catch an 8-inch PVC pipe sticking out of the ground on the left side of the home with a wooden top, so I asked him if he could look at it and see if anything was wrong with it. Well, he discovered there was a rusted cast iron pipe that is the sewer line from the home that had a huge hole out of the top of the sewer line, which you can view all the sewage coming from the home as it goes through the pipe. I left feeling uneasy about what he had missed, but was hopeful that the report would be better than the impression he left. He said the report would be sent that night or morning after, but I received it a day later than he stated. When I opened the report, I discovered that he never documented within his report the Federal Pacific Panel with the stab-Lock breakers, the broken jet tub, or the 8-inch PVC pipe in the ground with an open sewage line under it. My father is a retired General Building contractor of 20 years and spent his later years as a certified Tennessee Home inspector for 8 years before he retired in 2023. He was VERY disappointed in his work, as was I. 10/10 would not recommend him to others.
